Multi-property portfolio features 600ha of citrus plantings underpinned by more than 6,300ML of irrigation entitlements

One of Australia’s largest privately owned citrus orchard portfolios has been relaunched to the market.

The two properties are located within the Hillston horticultural district. They cover more than 1,680ha and the 600ha of citrus plantings comprising of a mix of navel and Valencia oranges with smaller areas of lemons and mandarins. The properties are underpinned by more than 6,300ML of irrigation entitlements, providing a strong foundation for ongoing production and future expansion.

According to Colliers National director Jesse Manuel, the offering arrives at a time of renewed confidence in the Australian citrus sector.

“Australian citrus is experiencing some of the strongest fundamentals we’ve seen in recent years,” Manuel said. “Export volumes are approaching record levels, demand across Asian markets remains robust and producers are benefiting from favourable production conditions.”

Colliers National director Tim Altschwager said the portfolio’s location and operational flexibility further enhanced its appeal.

“Hillston is recognised as one of the earliest picking regions in the Murray Darling Basin, providing growers with seasonal advantages and access to key processing and logistics infrastructure, including proximity to Griffith,” Altschwager said.

A defining feature of the offering is the portfolio’s water profile, with irrigation entitlements exceeding 6,300ML. This includes a mix of high security and general security Lachlan River entitlements, complemented by reliable groundwater irrigation at Talinga Park.

The properties also benefit from infrastructure capable of supporting immediate and scalable operations. Improvements include multiple residences, a substantial workers’ accommodation hub catering for up to 54 personnel, and a packing facility that may be recommissioned to enable future onsite packing operations.

The portfolio also offers approximately 260ha of additional development land, with portions already serviced by irrigation infrastructure, providing buyers with an opportunity to expand production within an established operating platform.

Colliers executive Will Sumner said opportunities of this scale were becoming increasingly difficult to replicate.

“We’re seeing increasing interest in scalable horticultural assets that can provide immediate production, water security and established market pathways,” Sumner said. “Opportunities of this size rarely come to market in the Australian citrus sector.”

The portfolio is expected to appeal to domestic and international citrus operators, juice processors, agricultural investors and institutional capital seeking exposure to one of Australia’s fastest growing horticultural sectors.

The Super Citrus portfolio is being offered for sale, either in one line or as separate holdings.
